Of course there are risks associated with buying a presale home, which could include: time delays, potential decrease in value and changes to original terms of the contract.

If you are not already working with a REALTOR® in your property search, contact us to get the presale process started. Also, get in touch with your bank or a mortgage broker (we can recommend someone if you don't already know a broker) and obtain a pre-approval, so you know what you can afford. Your bank or mortgage broker will assess your current financial state and ability to borrow money, often granting you a mortgage “pre-approval”.

Typically, yes you can, however when you work with us as your Buyer's Agent (REALTOR®), we will help you through the entire process and look out for your best interests through each step, helping you make an informed decision. Remember, the sales team for the developer is only representing their client, the developer, with their best interests in mind, not yours.

Most presale purchases require a total deposit of roughly 15-20% of the purchase price, paid in stages. Some developers offer limited opportunities to purchase with 5% or 10% deposit, particularly if it is getting close to Completion and there are only a few units remaining. The deposit is usually based on the purchase price, excluding any upgrades or add-ons. It is essential that you review the deposit structure and timing of payments with your Realtor to understand your obligations and when money is due.

When buying a presale, you always have a 7 day right of rescission period. This is essentially a cancellation period that the developer must give each buyer. This gives you time to read the documents associated with the purchase, speak with. your bank, go over everything with your Realtor and have your lawyer review any legal documents.

We always recommend arranging your financing at the time of writing a contract on your presale. This gives you the opportunity to hold a mortgage rate based on today’s rate – even if you don't start paying your mortgage for quite a while. By securing today's rate, you will protect yourself from increasing rates over the 2-3 years you may be waiting for your home to be completed.

An assignment is a transfer or addition of another name to the contract prior to Completion. There are two typical types of assignments, one is an assignment without profit which is done when moving the contract into the name of a company or a family member.
The other is an assignment resulting in profit which includes selling the property before it’s completed to another buyer, having them take over the terms of the contract and complete the sale when the unit is ready.
Note - not all presale contracts allow assignments, and those that do will usually have restrictions and fees associated with them.

A large benefit of purchasing a presale is the 2-5-10 New Home Warranty. This warranty covers various construction defects over different time periods. Two years covers material and labour defects (electrical, plumbing, heating, ventilation); five years covers building envelope defects (water leakage, foundation, exterior walls, windows and doors) and ten years covers major structural defects.
